$475,000

Only 15 minutes from Murfreesboro with all the modern conveniences — hospitals, restaurants, Costco, and more — this magical 48.5-acre property offers gorgeous forest and meadow where a home can be built in a completely secluded setting. A recently cleared access way meets the road where an electric pole is perfectly situated to pull from. From there, a quarter mile of mulched pathway — ready to be finished as a proper driveway — winds through the Cedar Glade before opening into a beautiful sun-filled meadow, which is the designated house site, with ample room for a garden, orchard, and walking trails. The land is an ecological gem with a seasonal creek that winds through the heart of the property, its smooth limestone bed and dry-stacked limestone walls making it a notable and distinctive feature on the land. A cedar glade occupies one section — a rare, globally unique ecosystem found almost exclusively in Tennessee's Central Basin. On the other side of the creek, an oak-hickory forest opens up, its floor rich with woodland wildflowers and wild Paw Paw trees. The Paw Paw is the largest native fruit in North America and thrives in exactly this kind of sheltered forest understory. An old carriage road runs through this section, providing additional access to the property. A hilltop on the property offers sweeping views and would make a natural spot for a platform or sitting area. Soil work is complete and a three-bedroom septic permit has been granted. Permit is expired but new owners can renew it with TDEC for $500.
